Emergency Assistance Insurance - Landlords Emergency assistance cover is usually available as an extension of a Landlords buy to let insurance policy. It may not be possible to buy cover as a stand alone product, you may have to buy a landlords buildings or landlords contents insurance policy as a primary cover.  This type of Insurance policy covers the landlord in the event of a domestic emergency at the insured address. Some Landlords buy Emergency Assistance cover and give the contract details to their tenant and request that in the first instance, they telephone the helpline direct in the event of an emergency. This can be a good idea particularly if you are often abroad or indeed, you do not like being disturbed in the middle of the night.  Most policies are designed to provide cover in the event of an unforeseen domestic emergency, which could include any of the following;

  • Plumbing.

  • Drainage.

  • Electricity Supply.

  • Insecure doors & Windows.

  • Primary Heating system.

  • Roofing Emergencies.

Most insurers that provide emergency assistance protection will try to get a contractor out to you in less than 2 hours. The service usually operates 365 days of the year. Policies will include a maximum limit (usually around £500) and it is typical not to limit the amount of claims that can be made in anyone year or to impose any form of policy excess.  Some policies will also include an amount of up to £100.00 for a nights stay in hotel if your tenants have to temporally have to move out of the property.  Of course as with most insurance policies, Landlords Emergency assistance cover will not cover every eventuality. The usual exclusions include;-

  • The contract is not a maintenance contract, claims have to be as a result of an emergency

  • Wear & tear will not be covered

  • Leaking hoses or appliances fitted with a stop tap

  • Boilers over 10 years old or any boiler that has not been professionally inspected or serviced within the last 12 months

  • Any external water supply

  • Loss of Keys

  • Any damage to boundary walls, hedges, fences or gates.
